Landlords Fees


Fully Managed Service

Occupation contract set-up fee: 60% of the 1st months rent, minimum fee £450.00
Management monthly fee: 14.4% of the monthly rent due
Checkin report, written and photos £120
Renewal of occupation contract: £90.00
Issuing a written statement: £72.00
Property visit report: £60, the first 3 months, and therafter 3 0r 6 months at the landlords decision
Property withdrawal prior to tenancy[following successful tenant referencing, or not to let] 60% of one months rent
Additional HMRC annual report £18
Hourly rate: £60 per hour
Issuing notices for possession: £90.00 (per notice)
Court attendance: £240.00
Rent Guarantee disputes £180
Arrange keys to be cut for property £54 plus cost of keys
Obtaining prepaid electricity and gas cards / keys or clearing debt of previous tenants £54 per key
Mid term management takeover £144
Miscellaneous additional property services not covered in agreement £54 per hour


Let only Service

Withdrawal of the Property during marketing and it will not be let £120
Additional Services

Hourly rate: £75.00 per hour for miscellaneous additional property services not covered in agrement
Property visit report: £90
Property Video Tour: £200.00
Floor plan: £30.00
Gas and Electrical Safety Certificate can be arranged







Please see below the process of renting your home with Perfect Pads.


1. Book a free valuation

We will visit the property to carry out a free no obligation valuation. We will also advise you on compliance with the various safety regulations.

2. Instruct us and commence advertising

You will benefit from professional photography, a professionally written advert and a To Let board. You may also require an EPC (Energy Performance Certificate], Valid Gas Certificate and EICR certificate.  Advertise the property on the main internet portals , Onthemarket,Zoopla and our own website.


3. Viewings and Finding the Right Tenant

We will arrange accompanied viewings providing feedback from prospective tenants. Once a suitable tenant has been found we will carry our full referencing and credit checks.

4. Arrange the Check In [managed service only]

Draw up the occupational contract deposit protection and other necessary documents. Take meter readings and update all utilities.


5. Manage your property [managed service only]

Inspect the property periodically, and report any problems to you. Arrange any necessary repairs or maintenance, first liaising with you in the case of larger works. Keep in touch with the tenant on a routine basis, and arrange renewals of the agreement as necessary.

6. Check Out [managed service only]

Check tenants out as required, return the deposit if not in dispute], reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
