Perfect Pads offer two different service, a fully managed service and a lets only service.
Perfect Pads manage everything for you. From advertising the property and finding suitable tenants to carrying out routine inspections, collect rent and arrange for any repairs / maintenance.
We also offer a 'rent guarantee ' package, please contact us for further information.
Cost: For this fully managed service, we charge an initial landlords fee of half a months rent + VAT [which covers the rent guarantee policy] and this fee is taken from the first month's rent. Our monthly commission charge for this fully managed service is 12% (10% +VAT)
Perfect Pads will accompany all viewings, carry out the referencing and credit checks, draw up the tenancy agreement and collect the first months rent.
Cost: Our fees for this lets only service is £358.80 and again, is taken out of the first months rent.
Rent guarantee is not included in the lets only service, however this can be purchased separately.

1. Book a free valuationWe will visit the property to carry out a free no obligation valuation. We will also advise you on compliance with the various safety regulations.
2. Instruct us and commence advertising
You will benefit from professional photography, a professionally written advert and a To Let board. You may also require an EPC (Energy Performance Certificate] Advertise the property on the main internet portals Rightmove, Zoopla and our own website.
3. Viewings and Finding the Right Tenant
We will arrange accompanied viewings providing feedback from prospective tenants. Once a suitable tenant has been found we will carry our full referencing and credit checks.
4. Arrange the Check In
Draw up the tenancy agreement, deposit protection and other necessary documents. Take meter readings and update all utilities.
5. Manage your property
Inspect the property periodically, and report any problems to you. Arrange any necessary repairs or maintenance, first liaising with you in the case of larger works. Keep in touch with the tenant on a routine basis, and arrange renewals of the agreement as necessary.
6. Check Out
Check tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
