 Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. 

 Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

 Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' equivalent to 1 weeks rent.  

References

As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

 Deposits

A security deposit of a minimum of one month's rental will normally be required. This deposit will be registered with the Deposit Protection Service.

Tenant Fees

Each adult 18 years and over,  who resides at the property, will have to complete an application.

 

 

Depending on your circumstances and the property you select, one or more of the following upfront fees will apply:

 

HOLDING DEPOSITS

Holding Deposit: Max one weeks rent.
SECURITY DEPOSITS

Security Deposit: This is Equal to 1st months rent
Pet: Additional £100.00 on the security deposit

 

ADDITIONAL FEES & CHARGES- YOU MAY BE RESPONSIBLE FOR DURING YOUR TENANCY

If a replacement lock or key is needed- - If a tenant breaches the contract which leads to the requirement for a lock on the property listed on their contract, to be changed, added or removed.

 

 

COSTS EXPLAINED- 

 

Holding Deposit: The tenant pays this to reserve the property of your choice upon application. This allows us, the agent to check the tenants suitability, their commitment to taking the property pending successful completion of referencing.

This payment will secure the property for you up to a maximum of 14 calendar days from your application date. Unless otherwise agreed by both parties, the commencement date of the tenancy will be within the 14 days, and no later that 1 month.

 

First Months’ Rent: This would need to be paid prior to or at the point of signing the Tenancy Agreement.

Security Deposit: This is payable prior to, or at the point of signing the Tenancy Agreement.

This deposit is held by The Deposit Protection Service, and will be returned in full  at the end of your tenancy, providing that the  property is in a satisfactory condition and that all the terms of the tenancy have been met. 

Where there is no dispute, the deposit will be returned within 10 working days.

Subsequent Months’ Rent: A  bank standing order is required  be set up and the tenant .
